Who pays — the council or the management company?

Whichever matches your management agreement. Billing is set per building: the council pays directly, the management company pays, or the cost is bundled into the management fee. Mixed portfolios are fully supported.

Do residents pay anything?

No. Billing is per-unit to the building, not to individual residents. Residents download the app and join their building for free.

How is Lease Management priced?

As a per-building add-on that can stack on Free or Prime — there are no per-door fees. It adds rent collection with pre-authorized debit, prescribed tenancy notices for BC, Ontario, and Quebec, deposit tracking, and bulk lease import.

What happens if a building stops paying?

Nothing is deleted. The building keeps read access to its documents, records, and history — paid features pause until the subscription resumes.

Yes. Our management organization model supports PMC staff access alongside council governance. The council retains authority over bylaws and governance decisions while the PMC handles day-to-day operations.

Most buildings are set up and inviting residents within 30 minutes. Create a building profile, configure units and fee schedules, then send invitations by email.

What happens when a building changes management companies?

Pastrata handles PMC transitions smoothly. When a building moves to a new management company, there is a 30-day billing grace period. The new PMC can adopt the building into their portfolio. All building history, documents, and resident data are preserved.
