Strata management software built for British Columbia
Run your BC strata portfolio on one platform — jurisdiction-aware fee schedules, prescribed notices, a unified inbox, and native resident apps.
BC-aware fee collection
Strata fee schedules by unit entitlement, pre-authorized debit, arrears aging with capped late fees, and QuickBooks Online sync.
Form B and Form F
Generate the Information Certificate (Form B) and Certificate of Payment (Form F) from your building’s records instead of retyping them each time.
AGMs and quorum
Run general and council meetings with agendas, motions, weighted voting by unit entitlement, proxies, and live quorum tracking, with AI-drafted minutes you approve before publishing.
One portfolio inbox
Resident emails become tracked requests you claim and assign — instead of a mailbox per building.
AI answers residents
eConcierge answers from your building’s own bylaws and documents, with validated citations.
Frequently asked questions
- Is Pastrata built for the BC Strata Property Act?
- Yes. Fee schedules are calculated by unit entitlement, and the platform generates the Form B Information Certificate and Form F Certificate of Payment, runs general meetings with quorum tracking and voting, and (on the Lease Management plan) serves the BC RTB-12 rent-increase notice from lease data. This is general information about the product, not legal advice — confirm specific obligations against the Strata Property Act.
- Can Pastrata generate a Form B Information Certificate?
- Yes. Both the Form B Information Certificate and the Form F Certificate of Payment are generated from the building’s records, so managers are not rebuilding them by hand for every conveyance.
- Does Pastrata handle BC rent-increase notices for strata-owned or rented units?
- On the Lease Management plan, Pastrata generates the BC RTB-12 rent-increase notice from the lease, serves it, and records the legal date of service in the audit log. Additional prescribed forms are added over time.
Pastrata is built by a Canadian team and our privacy practices are aligned with PIPEDA and British Columbia’s Personal Information Protection Act (PIPA). Building data is isolated per building, and resident and owner data is handled under our privacy policy.
